At a public hearing Monday, the commission approved a proposed rezone of approximately 4.73 acres near 3052 North Iron Springs Road from industrial to commercial. The applicant is Country Town USA Properties LLC (owner Sam Williams). Planning staff and the county planner recommended the rezone, and the planning commission had issued a favorable recommendation.
Terry, a county planning staff member presenting the application, said the change would align zoning with parcel boundaries and convert a small industrial parcel back to commercial to reflect existing development and the county’s general plan. The property is served by Central Iron County Water Conservancy and on septic; utilities were available in the area, Terry said.
Terry noted that the parcel falls in a Tier 4 area where commercial uses are allowable and that the rezone followed the county’s evaluation criteria. No members of the public spoke during the hearing.
Commissioner Robinson moved to approve the zone change; the motion passed on voice vote. The planning commission’s recommendation and staff materials were entered into the record.
