The City of Wauwatosa Plan Commission unanimously approved a conditional use permit to modify an existing gas station and expand its convenience store at 10636 West Bluemound Road, voting 6-0 to forward the project to the Common Council with conditions, including a required Design Review Board approval.
The permit covers replacing and reorienting the fuel canopy and pumps, removing a drive‑through car wash, expanding the convenience store footprint, and making parking and circulation improvements. City staff told the commission the proposed hours for the convenience store are 5 a.m. to midnight, Monday through Sunday.
City staff provided the overview of the proposal and said the item received a Common Council public hearing on Feb. 25, at which only the applicant spoke in favor and no public opposition was recorded. Imad Nadi of ETN Engineering appeared for the applicant; project contractor Ron Islip described exterior and interior renovation plans, including repairing CMU walls, installing a new slanted roof with parapet, replacing exterior precast and cap elements with painted “smart side” siding and aluminum trim, new storefront windows, new MEP systems, and a new canopy and municipal‑approved signage. Islip said the current owner was not responsible for a prior unauthorized demolition and had engaged the contractor to restore the building.
Commissioners spoke in favor of the aesthetic improvements and the site renewal. One commissioner moved to approve the permit with the conditions recommended by staff; another commissioner seconded. The chair called the vote; the motion passed unanimously. The approval is conditioned on satisfying the list of staff requirements and subsequent Design Review Board approval; staff said the Design Review Board review is a separate condition the applicant must satisfy before final project permits are issued.
The commission indicated it will forward the action to the Common Council; staff stated the item is scheduled to be considered by the Common Council on March 18. The applicant also noted the Design Review Board review is scheduled for the 20th.
The project record notes removal of the existing car wash, canopy replacement and reorientation, expansion of the convenience store, parking and circulation changes, new storefront and exterior finishes, and all‑new interior mechanical, electrical and plumbing systems. The staff report and the materials submitted to the Design Review Board contain additional construction details and finish samples.
