Council hears first reading for Decatur Office Village plan amendment; project eyed for medical uses

At a public hearing and first reading, the Decatur City Council considered a comprehensive-plan amendment for the Decatur Office Village project at 1801 South Trinity, a roughly 8.58-acre property proposed for professional and light industrial uses emphasizing medical campus and medical-office development.

Development services staff said existing surrounding uses include professional services, light industrial, community commercial and compact neighborhoods, and noted the current zoning (C-2 thoroughfare business) already permits medical-campus and medical-office uses. Staff recommended approval of comprehensive-plan amendment CP250001 and reported that no property-owner responses had been received as of March 10. The Planning & Zoning Commission recommended approval 6-0.

During council discussion a member asked for the property location; staff pointed to its position at Trinity and Thompson, across from a new retaining pond, adjacent to a water tower and near Hills Nursing Home. The staff presentation said the proposed land use aligns with the Decatur 2050 Comprehensive Plan’s categories for higher-education, research and development, technology, professional offices and medical uses.

This was a first reading and a public hearing; council closed the hearing and did not take a final vote on the amendment at this meeting. Any subsequent readings or final action will appear on a future agenda.
