Cougar Holdings presents four-lot subdivision; developer says homes will be for sale, not rental

Cougar Holdings on Feb. 13 presented a final plat and site plan for a four-lot subdivision in the Town of Cutler Bay, telling council members the homes are intended for sale to individual buyers and not for rent.
Tony Gustido, managing member of Cougar Holdings LLC, said the developer has owned the property for more than 10 years and plans three model types across the four lots. He said three of the lots would include pools and that all lots exceed the town’s 7,500-square-foot minimum.
Gustido said the project team is aiming to preserve as many oak trees on the site as possible but that some trees planted years earlier appear to have been nursery stock and could be rejected by the town’s tree department; those trees would be moved or replaced with comparable canopy species, he said.
The developer provided color renderings and said the homes would be built concurrently and allow buyers limited customization to kitchens, master bathrooms and flooring. “These homes are not gonna be, rented,” Gustido said.
Town staff noted the application is plan number 102300093 and that public notice was published in the Miami Herald on Feb. 2, with signs posted and postcards mailed to adjacent property owners on Jan. 31. Council members thanked the developer for addressing tree preservation; Council member Lord said the renderings were “beautiful.”
This presentation occurred during a zoning workshop; no formal vote or approval was taken. The item will be scheduled for a future regular council meeting for formal consideration.
