Council approves rezoning for 234 Dayton Avenue to allow construction contracting headquarters

The Xenia City Council voted to adopt Ordinance 2025-01 on Feb. 17 to rezone 234 Dayton Avenue from R2 family residential and B3 general business to B3 General Business, allowing the property owner to consolidate parcels and locate a construction contracting business headquarters there.

City planning staff described the request as a consolidation of parcels to permit an office/headquarters use for a construction contracting business. "The intention is to, locate a construction contracting business into the site, use it as an office and headquarters for that business," City staff member Mr. Merriman told council during the public hearing.

Council opened a public hearing for the rezoning and invited comments; none were recorded before the public hearing was closed. Councilman Probst moved the ordinance for passage; the motion was seconded by Councilman Ethan Reynolds. During the roll call Clerk called votes including "Kathleen Reynolds? Aye. Councilman Crawford? Aye. Councilwoman Sridays? Aye," after which the president announced the motion carries.

The rezoning was introduced at the Jan. 23 meeting and returned for final passage at the Feb. 17 meeting after the public hearing and staff report. No conditions or deed restrictions were stated on the record. The staff report on the record indicated the rezoning was needed so the owner could consolidate parcels and place a construction contracting business office on the site.

Council did not specify any additional required approvals or modifications as part of the passage on the record. The public hearing record closed before council voted.
