Architect Dave Clark said the building would be approximately 22 feet to the eaves with a shallow roof slope and a peak near 24 feet; the site sits in a largely industrial area adjacent to the Thruway. The applicant presented a lighting plan described as dark‑sky compliant, with downcast fixtures and limited spill; board members said they were satisfied lighting would not intrude onto Transit Road or the Thruway.
A board member moved to support the project pending the zoning-board variance; another member seconded and the board approved the recommendation by voice vote. The planning board’s action is a recommendation to the zoning board; Dubois said the variance is scheduled for the zoning board hearing on the 19th (date provided by applicant).
