Applicant Peter Meagan told the board the ADU itself meets all setback requirements, and the requested variance applies only to a small portion of the side setback for a screened porch and its overhang. Meagan said the porch will provide a primary external entrance intended for his elderly mother-in-law and said the design allows straightforward future handicap accommodations, including a 36-inch door and the potential for a ramp.
The board found the requested relief small, unlikely to harm neighbors and consistent with the subdivision’s design. The applicant supplied a written approval from the Brookview homeowners association, and no abutters opposed the request in the hearing. The motion to approve the variance passed unanimously.

The board concluded the requested 3-foot encroachment into a 15-foot side setback would not alter neighborhood character or harm property values; the applicant provided an HOA letter stating no objection. The motion to approve the variance — identified on the agenda as Z25-10, relief from Article 8 section d2 — carried by unanimous vote.
