Council advances Manual Village tiny-home project after applicants provide more design detail; staff asked for final material, playground and skirting drawings

Marietta city staff and the project team for Manual Village told the council the applicant has updated plans and provided a tree plan and additional details that resolve several earlier staff concerns, and the council moved the project forward pending final materials and construction details.

Planning staff said the revised submission addressed stormwater detention, parking and gate location and supplied a detailed tree plan that meets requirements. The project proposes 15 tiny homes on pads; the design team said the units will be skirted with Hardie-board-style fiberboard siding, the wheels removed and axles skirted, and 13 units will have permanent stoops while two will be ADA accessible with ramps. The plan also shows a pavilion and garden on an adjacent parcel (Glory House property) and a playground area for which staff asked for specific equipment details.

Council members asked about fence and security provisions. Staff said DOT and the railroad requested chain-link fencing with three strands of barbed wire along certain easement edges; interior fencing adjacent to Glory House would be chain-link without barbed wire. The development will include an electronic gate with emergency access for police and fire, and two van-accessible handicap parking spaces were included near the first two units. The applicants agreed to supply a detailed rendering of skirting, porch/stoop details, playground equipment specifications and final exterior materials for staff review; the council moved the item forward to the Wednesday meeting so those materials can be added to the packet.
