The Grand Island Zoning Board of Appeals approved two variances for a detached garage at 3338 Greenway during its March 6 hearing.
The board granted an area variance for 180 square feet and a one-foot rear-yard setback variance for the proposed garage, with motions made by Member Tim Phillips and seconded by Member John Bridal. The motions passed by voice vote.
The board heard from the applicant, introduced at the hearing as Michael Geblin, who asked for the setback relief and described the size of the proposed structure. The board members inspected the site and noted the larger garages in the neighborhood and the lot’s unusual size, which one member described as appearing to be two lots combined. Chairman Robert Mesmer said the requested relief was “very minuscule.”
Phillips moved to close the public meeting before the board took its votes; Bridal seconded. After the board voted to grant the two variances, Mesmer told the applicant, “Just get a permit.”
The board did not record any public opposition during the hearing. The applicant was reminded that all required building permits and town-code requirements must still be met before construction.
The board advised that any party aggrieved by the decision may file an Article 78 proceeding in New York State Supreme Court within 30 days of the decision’s filing with the town clerk.
The applicant was excused after the vote.
