Planning commission recommends conditional use permit for game-and-hobby store at 2709 North Parkland

Pleasant View — The Pleasant View Planning Commission on March 6 recommended approval of a conditional use permit for a specialty retail game-and-hobby store at 2709 North Parkland Boulevard, Suite 4. The commission’s recommendation includes a condition that future signage be reviewed and approved with the building permit.

Planning staff said the proposed use is a specialty retail store in the MCM zone and does not fit a standard permitted category, so the conditional use permit route was required. “The definition of specialty retail includes uncommon, mostly single-category retail uses,” staff said during the presentation and noted examples such as a piece shop or bridal shop.

Applicant Jaden Grama told the commission the business began online in Roy and is opening a first physical location in Pleasant View. “We started as an online only store in Roy and quickly we just started, you know, growing and didn’t have enough room. And we had a great opportunity here in Pleasant View. So we decided to take the chance and open a store,” Grama said. The store will sell board games, card games and role-playing games and will devote roughly half the space to on-site play and family-friendly game nights. Grama said hours would likely be 12 p.m. to 9 p.m. Monday–Thursday, 12 p.m. to 10 p.m. Friday and Saturday, and 12 p.m. to 6 p.m. Sunday. The applicant indicated they might sell prepackaged snacks but not prepared food.

Commissioners opened and closed a public hearing with no members of the public speaking for or against the application. Commissioner Julie moved to recommend approval of the conditional use permit with a condition that any future signs be reviewed and approved with the building permit; Commissioner Jeff seconded. The commission voted unanimously to recommend approval.

Staff will proceed with the next steps for permitting and signage review as required by the building department.
