Project details: Planning staff described the lot as a 3,125-square-foot parcel with a circa-1900 two-story single-family building and an unauthorized basement unit discovered during a 2021 screening. The proposed project demolishes the existing structure and constructs an 8,933 gross-square-foot, five-story, five-unit building (a mix of 1-, 2-, 3-, and 4-bedroom units). The project includes one vehicle parking space and five Class 1 bicycle parking spaces.
Public comment and neighbor concerns: A neighbor at 46 Sharon Street acknowledged active, collaborative discussions with the applicant but asked for two items to be memorialized: an on-site licensed arborist to protect mature trees during construction and a light/shadow study to confirm impacts. The neighbor offered to share costs. The applicant responded that they had revised the design since 2020 to step back upper floors and reduce depth, and affirmed willingness to protect trees.
Commission action and conditions: Commissioner Imperial moved to approve the CUA with a condition requiring preparation and review of an arborist/tree-protection plan to be reviewed by planning staff (Public Works will enforce street-tree protocols where applicable). The motion was seconded and passed unanimously, 7–0.
Impacts and next steps: Staff found the project consistent with the general plan and residential design guidelines and noted the project provides two rent-protected units as required for replacement under SB 330. The project sponsor will proceed to building plan check and any required Department of Public Works tree-protection review.
