The Idaho Falls City Council voted Thursday to annex about 7.99 acres, approve the final plat for Snake River Landing Division No. 3 (third amended), and to assign initial zoning of LC (Limited Commercial) with a controlled-development airport overlay for the property.
Josh Guduj, a development manager representing Inland Group, the applicant, told the council the project is an Infiniti-branded 55-plus restricted housing product and said the development would include community amenities; he described the proposal as roughly a 170-unit apartment community. City staff described the parcel as nearly 8 acres, surrounded by commercially zoned properties along the I-15 corridor; the property sits inside the airport overlay area that imposes controlled development requirements.
The matter was heard in a single legislative hearing covering both annexation and initial zoning. The planning director reported the item went to the Planning Commission on Feb. 4 with no public opposition or comments. Staff noted a small, narrow sliver of adjacent property (a remnant parcel) is not part of the annexation because it is owned by a different property owner.
Councilors asked clarifying questions about nearby land uses — including a city-owned detention/retention area to the north — and confirmed the property’s designation on the comprehensive plan as mixed-use centers and corridors. No members of the public testified for or against the annexation during the hearing.
Council members approved the annexation ordinance, the reason statements for annexation and platting, the final plat, and the initial LC zoning by unanimous roll-call votes. The council also instructed planning staff to update the city limits and comprehensive plan/zoning maps accordingly and authorized the mayor to execute the documents.
Councilor Radford and others noted the project meets a need for senior-oriented housing and complements nearby amenities including the Mountain America Center.
Staff and the applicant will proceed with final engineering and plat-signing steps required to record the subdivision and update city planning maps.
