Winchester BAR approves exterior alterations for 505 Amherst Street

The Winchester Board of Architectural Review on March 6 approved a conceptual design for exterior alterations at 505 Amherst Street that will add a larger gable, two eyebrow gables, new storefronts and painted brick.
The motion to approve BAR 25-108, as presented by the applicant, passed at the meeting. The board discussed material choices and some members recommended higher-quality windows for side elevations, but ultimately approved the conceptual application with design notes to be finalized at the final review stage.
Applicant representatives told the board the project aims to “improve the overall look of the front and side facades.” Proposed work includes repainting the metal roof, lightening the brick with paint, adding a prominent gable to the left and two smaller eyebrow gables to the right for visual interest, replacing the existing pipe columns with doubled applied trim columns on new footings, adding decorative lighting and a small cupola, and replacing first-floor storefronts and entry doors. The applicant said the second floor will remain apartments, and some existing second-floor doorways will be filled in; the upstairs windows would be upgraded but the owner will wait for tenant information before finalizing all window types.
Board members noted the building’s 1960 construction date gave the panel more leeway under local guidelines and the Secretary of the Interior’s Standards for Rehabilitation. One member suggested using a clad or higher-quality window on the west elevation in lieu of basic vinyl. Staff clarified that this was a detailed conceptual review; a final application and permit submittal will be required, and the board may give additional guidance at that time.
The board approved the conceptual plans by voice vote. Staff and the applicant will prepare a final submission addressing any product specifications and details requested by the board.
