The Town of Middletown Planning Board granted waivers to allow 28 Jacome Way LLC to replace an existing curtain wall system at a roughly 40-year-old office building in the Aquidneck Corporate Park with in-kind aluminum-clad storefront windows and panels.
Applicant counsel David Marland and architect Spencer McComb told the board the building—s original curtain-wall windows and flashing had reached the end of their useful life and were causing leaks into occupied space. McComb described the request as a “maintenance issue more than a design aesthetic issue” and recommended a one-for-one replacement rather than a full stylistic renovation that would incorporate divided light or traditional New England details.
Planning board members asked whether the curtain wall carried structural load, life-expectancy of replacement systems and whether rooftop equipment would be visible; the applicant—s team said the curtain wall is a façade system, the flashing and seals had failed, and the owner intends a like-for-like replacement to stop water infiltration. A public commenter supported the waivers, saying the corporate park buildings were an appropriate context for an in-kind repair. The board voted to grant the two requested waivers, finding the maintenance case sufficient to allow the replacement.
