The Wheat Ridge City Planning Commission on Dec. 18 approved case WZ23‑12, a specific development plan (SDP) for a one‑story, roughly 1,900‑square‑foot Bonfire Burritos drive‑through restaurant at 4001 Clear Creek Drive in the Clear Creek Crossing planned mixed‑use development (Planning Area 6).
Planner Elena Olivas Loera presented the application and entered the case file, zoning ordinance, comprehensive plan and the applicant's digital presentation into the record. She said the 0.64‑acre vacant site sits on the west side of Clear Creek Drive in the Clear Creek Crossing "Harvest District" and that drive‑through restaurants are permitted in Planning Area 6 under the outline development plan (ODP). The site plan includes a single access point from the private drive, a drive‑through lane wrapping the building, an outdoor patio and 14 diagonal parking spaces, which staff said complies with the code's parking requirements for restaurants.
Olivas Loera said the project exceeds the minimum 20% lot landscaping requirement and that materials and four‑sided architecture reflect the Clear Creek Crossing design pattern book's modern agrarian aesthetic. Outside agencies (fire, water and sanitation) were sent referrals and staff reported no objections; coordination with Denver Water and other service agencies is ongoing. She said civil construction documents are nearing approval and that a plat to create lots for each user is under review.
Staff recommended approval with conditions that minor site adjustments may be required to coordinate the project with surrounding infrastructure improvements and that the associated subdivision plat (MS‑24‑01) be recorded prior to recording the SDP. No public comments were submitted on Wheat Ridge Speaks before the hearing and no public speakers signed up at the meeting.
A motion to approve the SDP passed on a 6‑0 vote. Commissioners also complimented the project's design.
Conditions of approval noted in the staff report require that building permit submittals be consistent with the SDP and that minor civil changes necessary to coordinate with master developer improvements be resolved prior to final recording.
