The Wheat Ridge Planning Commission on Dec. 18 approved a specific development plan, by a 6-0 vote, for a Bonfire Burritos drive‑through restaurant at 4001 Clear Creek Drive in the Clear Creek Crossing planned mixed‑use development.
Planner Elena Olivas Loera presented the case (WZ‑23‑12), describing the 0.64‑acre site in Planning Area 6 (the Harvest District) as vacant and planned for a single‑story, approximately 1,900‑square‑foot drive‑through restaurant with a surrounding drive‑through lane and 14 diagonal parking spaces. Olivas said the proposed landscaping exceeds the minimum requirement of 20 percent of the lot and that the building design follows the Clear Creek Crossing design pattern book’s "modern agrarian" aesthetic with four‑sided materials and a pitched roof.
Olivas said the project provides pedestrian connections, has one proposed vehicular access from the private drive that connects to two signalized intersections, and that outside agencies (fire, water and sanitation, Denver Water) indicated they can serve the property. An Architectural Control Committee assembled for the Clear Creek Crossing development provided a recommendation of approval. Staff reported no public comments on WheatRidgeSpeaks prior to the hearing.
Staff recommended approval with a condition that minor site adjustments may be required to coordinate civil construction plans with surrounding infrastructure and that the associated subdivision plat (MS‑24‑01) must be recorded prior to recording the specific development plan. A commissioner moved to approve the SDP with the listed findings and conditions; the motion passed 6 to 0.
The applicant, Hammers Construction, did not present but was available to answer questions; no members of the public signed up to comment at the hearing.
