Derby planning commission advances wide-ranging zoning, subdivision amendments; schedules public hearing

The Derby Planning Commission reviewed a package of proposed amendments to the city's zoning and subdivision regulations at its March 2025 meeting and voted to set a public hearing for 6:30 p.m. on April 3, 2025, to consider formal adoption.

Planning staff presented a draft package that would change how Derby treats window signs, temporary signage, certain commercial uses, driveway landscaping requirements, screening of mechanical equipment, accessory-structure height limits, special-use review for mini-storage east of Rock Road, design criteria for duplexes, and drainage review for planned unit developments (PUDs). "We don't exempt window signs," planning staff said, explaining the proposal would treat window signage like wall signage and limit coverage to the same area rules that apply to wall-mounted signs.

The package includes several numeric clarifications staff said were intended to resolve recurring enforcement problems.
