Planning Commission defers Mason Garden Place replat for more open-space info

The Houston Planning Commission on March 6 deferred consideration of the Mason Garden Place replat (Item 74) to March 20 so the applicant can submit revised materials to address city requirements for compensating open space. Planning staff presented the item as a replat of a 1.4-acre site intended to create 17 single-family lots and four reserves.
Planner Deepti Mathur told the commission that staff recommended deferral because some lots were under 5,000 square feet and additional COS information was required to comply with Chapter 42. Mathur also noted the applicant had mistakenly posted a sign indicating a variance; staff said the intersection-spacing variance was not required by ordinance.
Applicant Monica Fontenot, who said she had posted a sign during check-in after being told she needed one, told commissioners the applicant planned to revise the layout and reduce the number of lots before returning on March 20. Fontenot said she had signed up only to answer questions and that the project team would be prepared to respond at the deferred hearing.
Commissioners voted to defer the plat for two weeks; the motion passed with a second from Commissioner Vera Bland.
