Averill Hospitality’s owner’s representative, Ben McGrath, updated the Sandpoint City Council on March 5 about revisions to the Best Western Edgewater redevelopment project, including reduced room counts and a parking plan.
McGrath said the project team has modified the design since the conditional use permit (CUP) was approved in July 2024. He said the updated scheme would include 99 hotel rooms and approximately 31 independently owned units participating in a hotel‑managed rental program for a total of roughly 130 rooms. “This is a 51 room less than the CUP approved 181 rooms,” McGrath said.
He said event space, wellness/spa amenities, a restaurant and a lakeside bar remain largely unchanged. To address parking concerns, McGrath said the project includes 45 on‑site parking spaces in a two‑story parking structure west of the hotel along Sandpoint Avenue and Dock Street, and that the developer will secure contingent private parking and shuttle services for large events if needed.
McGrath said the team plans to break ground in summer 2025 with an anticipated opening in summer 2027 and that the developer will return to council with formal updates on the project through the regular agenda process.
