The Lakeway Zoning and Planning Commission on March 5 recommended that City Council change the zoning of approximately 0.876 acres at 1211 Ferris Drive from R‑5 (condominium) to R‑1 (single‑family residential).
City planning staff Erin explained the request, saying the parcel is in the Cardinal Hills area and is surrounded by lower‑density single‑family neighborhoods. "No comments were received," Erin said. Staff told the commission the change is consistent with the city's future land use map and is less dense than the current R‑5 designation.
The commission moved approval, and the motion passed unanimously. Staff told the applicant — who was not present at the hearing — that City Council will consider the matter on March 17 at 6:30 p.m. Commissioner remarks suggested that similar downzoning requests are sometimes handled administratively, but the commission noted that this item was noticed for council action and therefore required their recommendation.
The commission's recommendation will be forwarded to City Council for final action.
"It's a pretty straightforward zoning," Erin said during her presentation. "They've purchased the property or are about to purchase the property, and they wanted to get the zoning in order."
