The City of Indio Planning Commission on May 28 conditionally approved tentative parcel map number 38805 (case TPM25008), a map requested by the Coachella Valley Housing Coalition that would subdivide a site in the Fred Young Specific Plan area into two parcels and a remainder.
Gustavo Gomez, principal planner with the Community Development Department, described the project location as south of Doctor Carreon and west of Ambuyan (assessor parcel numbers 612170013 and 61221006021) within the Fred Young Specific Plan. He said the tentative parcel map would create Parcel 1 (approximately 2.58 acres), Parcel 2 (approximately 5.52 acres) and a remainder parcel of about 25.87 acres. The site’s general plan land‑use designation was described in staff materials as “connected neighborhood high” and the zoning as multifamily residential under the Fred Young Specific Plan.
Gomez told the commission that staff reviewed the proposal and determined it is consistent with the City of Indio General Plan, the Fred Young Specific Plan and the Unified Development Code, and that staff found the map compliant with the Subdivision Map Act. He also told the commission that, in staff’s view, the project is categorically exempt from further environmental review under the California Environmental Quality Act (CEQA) guidelines as applied by staff in this case. With the recommended conditions of approval, staff recommended that the commission adopt resolution no. 2114 conditionally approving the tentative parcel map.
No members of the public requested to speak when the public hearing opened, and the applicant did not make a presentation beyond staff’s report. Commissioners described the item as straightforward; a commissioner said they were “looking forward to the project.”
The commission moved, seconded and adopted resolution no. 2114 to conditionally approve tentative parcel map 38805. Roll call votes recorded Commissioners Santos, Ortiz and Frantz as voting yes and the motion carried.
