Council adopts standard rental contract for Mendon Station classes; resolution to take effect June 1

Mayor Matt read Mendon City Resolution 2025-1, which adopts the revised Mendon Station weekly-classes contract policy and repeals conflicting prior policies. Section 4 of the resolution sets an effective date of June 1, 2025. After the reading, a councilmember moved to adopt the resolution; another councilmember seconded and the motion carried with the council giving the approval voice vote.
The adopted contract includes these points: classes for residents receive a discounted rental rate (the draft clarifies that wording to read “discounted rental rate for Mendon City residents”); classes are limited to three hours and to Monday through Thursday; class contracts run for three-month increments with renewal required by the renter/instructor; a $150 refundable deposit is required per class; set-up and takedown must be within scheduled hours; sharing of door codes will result in immediate suspension; alcohol, smoking and open flames inside the building are prohibited (with limited exceptions for food-service heating devices discussed); renters must clean indoor and outdoor areas and may be charged for damage beyond the deposit; and abusive behavior can result in eviction and loss of future rental privileges.
Council discussion clarified enforcement practices: staff can change door codes quarterly, send reminders when contracts near expiration and cancel classes for city events with at least 10 days’ notice (exception for bereavement). Staff said existing renters’ contracts will be reviewed and brought into compliance; current renters’ agreements expire in June and staff will meet with them in March or April to review new terms.
Action taken: Resolution 2025-1 was read, moved, seconded and approved by the council; the resolution states it will be effective on 2025-06-01.
What happens next: staff will notify current renters, implement the updated contracts and return any administrative questions to the council at a future meeting.
