Commission recommends rezoning at 3050 Highway 52 S to light industrial for construction yard

The Planning Commission on March 4 recommended approval of a zoning map amendment to change 3050 Highway 52 South from C2 (General Commercial) to M1 (Light Industrial). City staff said the rezoning would facilitate construction of an office and a lay‑down yard for a construction company; staff also noted that construction activity visible on the site was not a zoning violation.
"They have begun construction, and this it it would be allowed," staff said during the presentation. The staff report explained that while the property currently has work underway, future development would need to conform to M1 standards if the zoning map amendment is approved. Staff recommended approval with no conditions.
Sean Weeks of Ackerman S. Fould represented the applicant and said, "we concur with the staff summary." Commissioner Iverson moved to approve staff findings and recommendation; Commissioner Erickson seconded. The motion carried on a roll call vote.
Staff also explained that required buffer yards, fences and tree rows would be required where the industrial zone abuts existing residential uses.
