At its Feb. 4 meeting, the City of Bellbrook Village Review Board discussed a recently installed sign and an ongoing renovation of a commercial building in the village and asked staff to confirm whether the projects complied with zoning rules.
Jacqueline Stephanie, a staff member, said the recently installed sign for the business described in the meeting "met the zoning code." A resident, Forrest Greenwood of 42 Southwest Street, told the board that a new owner is conducting a complete renovation of the former lawnmower building and that the owner indicated an interest in robotics-related commercial work and outreach to local schools.
A staff member told board members that the city needed to check the zoning for the renovated building and that the owner "may need a variance to operate that type of operation there." The staff member asked that if board members had contact information for the owner they should direct the person to city staff so the owner could begin any necessary permitting, inspections or variance process.
Board members and the resident described the renovation as a full gut and rehabbing of the building; no formal application, inspection record or variance was recorded in the meeting transcript. The board did not take formal action on enforcement or approvals during the meeting, but staff indicated follow-up would be required to determine whether the operation fits the property's zoning designation.
Board members praised property rehabilitation that preserves older building character and encouraged the owner to contact city permitting and inspections staff if the planned use includes manufacturing or other operations not allowed under the property's current zoning.
No dollar amounts, permit applications, or specific zoning code sections were cited during the discussion; staff said only that the recent sign met the zoning code and that further review was needed for the building use.
