Hutto commission approves Meadowbrook and Ironwood plats, denies GOLA Phase 4 final plat

The City of Hutto Planning and Zoning Commission on March 4 approved two plats and disapproved a third during its consent agenda.

The commission approved the minutes from the Feb. 4 meeting and the Meadowbrook preliminary plat (item 4.2). Meadowbrook was described in the staff packet as approximately 87.8 acres, more or less, proposing 335 lots on FM 1660 South; the pair of consent items (minutes and Meadowbrook) were approved on a motion by Commissioner Morris and seconded by Commissioner Wirtz, passing 5-0.

Commissioners also pulled and considered two other plat items. Commissioner Morris moved to accept the Ironwood amended plat (item 4.3) after confirming with staff that the engineer of record had submitted an updated plat and that staff's conditions had been met as of the meeting. The Ironwood amended plat was described in the packet as 117.552 acres with six industrial lots at the northeast corner of Innovation Boulevard and U.S. Highway 79. Commissioner Sherrod seconded the motion; it passed 5-0.

The commission moved to disapprove the GOLA Phase 4 final plat (item 4.4). Ashley Bailey of Development Services said staff recommended denial because "this plat has not requested to waive House Bill 3,167 or 3,699 as amended. Therefore they still have enough outstanding comments." Bailey also said engineering staff were not comfortable approving the plat with conditions based on outstanding drainage comments. Bailey explained that a disapproval triggers a special submittal process for denied shot-clock plats and gives the applicant 15 days to resubmit for the next agenda cycle. Commissioner Wirtz moved to accept the recommendation to deny; Commissioner Hudson seconded. The motion to disapprove passed 5-0.

All votes were unanimous; no public comments were recorded on the consent items. The commission noted applicants may resubmit corrected materials under the city's resubmission timeline.
