The Abilene Planning and Zoning Commission approved a request to rezone approximately one acre at 3073 Hickory Street from Residential Single-Family (RS-6) to Medium Density (MD), city planners said.
Planner Kira Veil presented the item and said the applicant, represented by agent Bridal Massey, owns the subject property and an adjacent lot to the south. Veil said staff sent notifications to properties within 200 feet and received two responses in favor. “The request is consistent with the comprehensive plan, the surrounding uses and zoning, and the criteria for approval in the LDC,” Veil said. Staff recommended approval.
A commissioner asked whether medium-density zoning would permit multifamily units; Veil confirmed that is the likely intent. During discussion a commissioner said the rezoning may support the Houses of Healing group’s efforts to provide temporary housing near the hospital; another commissioner said the rezoning would allow more small houses on adjoining lots to assist families.
After no public comment, a motion to approve the rezoning passed by roll call. The commission’s record shows yes votes from the commissioners present and the motion carried.
The change from RS-6 to MD alters the property’s permitted uses to include medium-density residential types; any development will remain subject to the city’s site-plan and building permit process.
