The commission approved a certificate of appropriateness for a new rear‑yard garage at 3002 West Kilbourn Avenue, subject to staff conditions governing materials and detailing.
Staff described the proposed 22‑by‑22 gabled garage with a roof pitch and exterior materials including LP SmartSide engineered wood siding and an insulated steel overhead door. Staff said the district contains a mix of traditional materials but that LP SmartSide is not typically approved in the district; staff recommended alternative cladding such as smooth or untreated fiber‑cement siding with exposure of six inches or less. Staff also recommended cedar shingles in the gable to match the house, a water table above the garage and personnel door, and details staff can provide to the applicant.
The applicant proposed matching a rectangular form and scale compatible with nearby garages. Commissioners moved to approve the project with staff‑recommended conditions. The motion carried.
Staff will supply the applicant with recommended design details and will review submitted drawings to confirm material choices and the addition of the water table and other trim details.
