Schererville Planning Commission approves Scooter’s Coffee drive‑through at Klein Commons; signs off on BP station findings

The Schererville Planning Commission voted March 3 to grant primary approval for a Scooter’s Coffee redevelopment at 790 US Highway 30 (Klein Commons Lot 1), and later approved findings of fact for a BP gas station case. The Scooter’s Coffee approval passed on a 6-0 roll call; the findings motion was approved unanimously with no public comment recorded.
The Scooter’s Coffee project was presented by James Huss Jr., P.E., representing Grit and Grind Holdings LLC. Huss said the project would repurpose the closed BMO Harris Bank building at the northwest corner of U.S. 30 and Klein Avenue into a Scooter’s Coffee kiosk with drive‑through operations only. "Their business model is exclusively drive through operations," Huss said, and he told the commission the company had received a use variance for a drive‑in business in late summer 2024.
According to the petitioner, site modifications will be minimal and limited to the drive‑through lane, a dumpster enclosure and one required ADA parking space. Huss said the existing bank canopy will be removed, most of the building will remain, and existing bank islands will be removed and paved flush to provide a bypass lane except for the northwestern island, which the petitioner said they would retain in case a bank partner wants to operate an ATM. He said the site can queue 13 vehicles and that no new driveways are proposed.
Commissioner Chris Rack moved to approve the primary development plan; Commissioner Miles Long seconded. Planning Commission roll call on the motion was Miles Long (yes), Tom Kurris (yes), Chris Rack (yes), Bob Kokan (yes), Gary Imig (yes) and Tom Anderson (yes). The motion passed 6-0.
After the Scooter’s Coffee item, the commission moved on to "findings of fact" for plan commission case 2521, a BP gas station/Quick Run convenience‑mart matter. Commissioner Chris Rack moved to adopt the findings; Commissioner Miles Long seconded. The commission voted in favor with no discussion and no public comments recorded, and then adjourned.
No member of the public spoke during the portions of the meeting addressing either item. The petitioner told the commission the plan had not changed since the prior appearance before the body one month earlier.
