The Planning Commission approved site plan STP 18-15-2025 for Chase Bank (Spring Hill Town Crossing Lot 4) by a 6-0 vote, subject to staff conditions including contingency on BOMA 2022 modification, adjustments to parking layout, and landscape changes to better match adjacent development.
Staff requested the applicant rotate west-side parking to match adjacent development and address excess parking. The applicant reduced total spaces from 25 to 18, leaving four spaces in excess of the 125% threshold; those excess spaces will use pervious material per the plan. The applicant also revised building materials to better match the Publix and Starbucks color palette and submitted a landscape species list largely consistent with staff recommendations.
Nick Madonia of Kimberly Horn represented the applicant and said Chase wants to maintain parking close to the building for customers, particularly seniors, and proposed a configuration that retains a higher number of spaces adjacent to the building. He said prior discussions reduced the spaces from the client's typical target of 30 down to 18 for this site.
The motion to approve the site plan with staff-provided conditions passed 6 to 0. Approval is contingent on the BOMA 2022 modification being granted and on the applicant satisfying the 21 standard and three site-specific conditions listed in the staff packet prior to permits and construction.
