The City of Homestead council voted Wednesday to approve an amendment to a previously authorized site plan from Melrose Properties Florida LLC for a 296-unit townhome subdivision on roughly 59 acres west of Southeast Twelfth Avenue near Homestead High School.
The amendment does not change density, land use or the number of units. Instead, the developer proposed revised building elevations and rooflines—switching from flat roofs to pitched roofs and new exterior materials—citing durability and construction costs. Council members discussed façade variation, impact-rated windows and the development’s relationship to the adjacent wetland preserve and nearby streets.
Council attached several conditions to the approval. The developer must install hurricane-impact windows in all townhome units, erect an American-flag pole at two roundabout locations on the main spine road (sized per city code), and coordinate with Miami-Dade County’s DERM (Department of Environmental Resources Management) to determine the feasibility of a contiguous pedestrian walkway along the eastern boundary of the spine road adjacent to the 20.92-acre wetland preserve. Staff must receive written confirmation of the county’s preferred outcome before building permits are issued.
Staff emphasized that the amended elevations do not alter parking, amenities or the overall layout; engineering and technical permit requirements remain unchanged. Council approved the amendment by roll call.
