Commission rezones 301 South Stonewall from commercial to single-family for proposed residence

The Midland Planning and Zoning Commission voted 5-0 to approve a rezoning request to change 301 South Stonewall Street from Commercial (C) to Single-Family Dwelling District (SF-3) to allow a single-family residence to be built on the lot.
Planner Lorealette presented the request on behalf of applicant Obsidian Realty and said the property is currently a vacant lot and that surrounding uses and zoning are compatible with SF-3. Staff said the request aligns with the Tall City Tomorrow plan’s urban medium designation. When asked, staff said the lot met SF-3 dimensional standards and that a similar property across the street had been approved by the commission in April. No variances were requested. Staff recommended approval and reported no neighborhood objections.
Commissioner Oldfield moved to approve the zone change; Commissioner Martin seconded. The motion passed, 5-0.
The approval permits the applicant to apply for building permits for a single-family home consistent with SF-3 standards; any required site development and permitting review remains to be completed by the city prior to construction.
