The City Council voted 5–0 July 17 to rezone about 18.3549 acres at 3911 North General Bruce Drive (the parcel south of the Buc‑ee’s interchange) to commercial zoning.
Planning staff said the applicant previously requested both rezoning and a conditional‑use permit (CUP) to allow a contractor storage and equipment yard. The applicant later withdrew the CUP request, leaving only a rezoning cleanup to make the parcel wholly commercial and consistent with the future‑land‑use map and thoroughfare plan.
Planner Jason Deckman said the site sits adjacent to heavy traffic volumes and several high‑crash locations near the I‑35 and Loop 363 interchange; no tenant has been identified and staff said future development will be subject to I‑35 corridor design review and any applicable CUP requirements if a particular use triggers them. Planning & Zoning recommended approval of the rezoning 7–2 (the P&Z vote combined rezoning and CUP action; P&Z recommended denial of the CUP but approved the zoning). Council approved the rezoning 5–0.
Deckman said existing utilities and storm channels serve the site; staff will review future site‑specific plans under commercial standards and the I‑35 corridor overlay. No tenant or development timeline was presented at the council meeting.
Speakers included planning staff and council members; no public comment opposing the rezoning was recorded in the meeting record.
