Planner Peebles told council the list includes a 33‑acre tract south of downtown that should be shown as planned development residential (PDR) per a 2022 master‑plan approval; two parcels on Ridge Road that should be R‑40; a commercial parcel on Knox Bridge Highway that was annexed and rezoned to general commercial; two apartment complexes shown as planned development mixed use that staff recommend converting to the equivalent RM‑15 multifamily zoning; and a 4.89‑acre parcel on Bells Ferry Road that county and city GIS systems had erroneously depicted as unincorporated but which records show was annexed and rezoned in 2005.
Peebles described the specifics: Blue Ridge Hills Apartments (101 Tiffany Lane, 73 units) and River Ridge Apartments (Reinhardt College Parkway, 356 units) lack master plans but were shown as PD‑MX; staff recommended RM‑15 for both. For the Bells Ferry parcel he said assessor and county records previously misidentified the parcel’s jurisdiction and staff recommend amending the map to show it as within the City of Canton and rezoned to R‑10 per the 2005 action.
No members of the public spoke on the zoning amendments. The council thanked staff; the public hearing was closed and the items will return for council action at a later meeting.
