Consultants outline short-term rental regulation options and monitoring technology for Wells

Dan Fancilacci, an account executive with Avenue Insights and Analytics, and his colleagues gave a workshop briefing to the Wells Select Board on short-term rental (STR) regulation options and a commercial monitoring platform on July 15.

The presenters described the range of regulatory tools municipalities use — from outright bans in some jurisdictions to registration, caps on listing counts or nights, occupancy limits, and advertising controls — and demonstrated software that scrapes listing platforms nightly, applies natural-language processing and image recognition, and presents consolidated property pages for enforcement and revenue reconciliation.

Why it matters: Short-term rentals intersect with housing affordability, neighborhood disturbances and municipal revenue. The consultants said accurate monitoring is difficult because listings migrate across platforms and to private websites; staff without automated tools may lack the line of sight needed for enforcement or tax collection.
