Staff said GA Trucking and Trailer Service currently occupies the site and provides repair and maintenance for commercial trucks; the operator expects around 8–10 vehicles on site at any given time and operates Monday–Friday 8 a.m.–6 p.m. and Saturday 9 a.m.–3 p.m. The applicant agreed to make improvements: replacement fencing, parking-lot upgrades to meet UDC paving standards, a minimum 12-by-12-foot dumpster enclosure with a 40-foot head-on approach, and a commercial drive approach.
Staff recommended approval with those conditions and noted a previous adjacent property had an 8-foot wood screening fence, so continuity of screening was appropriate. Commissioners discussed fence materials and the neighborhood context; staff said engineering and code will handle detailed civil and drainage review during plan review. Commissioner Federico moved to approve the SUP with staff recommendations and Commissioner O'Culli seconded; the motion passed unanimously.
