The Planning and Zoning Commission unanimously approved a site-plan amendment for a 40-unit, for-sale townhome subdivision (STP224080036) on July 14 after a brief presentation and one public speaker.
Staff said the applicant is revising previously approved 2020 elevations to respond to rising construction costs and market conditions; the revisions reduce some masonry and increase fiber-cement "hardy board" siding above a full-brick first floor. Staff recommended approval and said no variances were requested.
Travis Ritenour of BSB Design described the massing and materials and said the overall footprint and unit count—40 units in 15 buildings—remain unchanged. Owner Mohammed Hussain said the development will be phased, with the first buildings ready about eight months after permits are pulled; units are for sale and the team expects presales to support phased completion.
Commissioner Federico moved to close public discussion and approve the item per the DRC recommendation; Commissioner Gonzales seconded. The motion passed unanimously.
