The Fort Pierce Planning Board on Monday recommended approval of a voluntary annexation for a 0.63-acre parcel at 1903 South 30th Street.
City planning staff told the board the applicant for the annexation application is Gia Gandhi Engineering and Planning and the property owner is Troll South LLC. Staff said the site is located within unincorporated St. Lucie County, is contiguous to the Fort Pierce municipal boundary and lies inside the Florida Power & Light/FPUA service area. Staff also cited Florida Statutes, chapter 171.046(1), noting the state policy to eliminate enclaves. The current taxable value of the parcel was reported as $34,991, and the county future land use designation is commercial; staff said approval would change the future land use to the city’s general commercial designation.
Staff presented zoning and land-use comparisons between the county and city designations, noting the county zoning is commercial neighborhood and the proposed city zoning is G-3 (general commercial). Staff outlined development standards including a referenced floor-area-ratio of 2.5 under the county designation and discussed residential density differences in the comparative chart shown to the board.
No members of the public appeared to speak on the item. After board discussion, a motion to recommend approval passed on a roll call vote: Mr. Johnson, Ms. Carter, Mr. Edwards, Mr. Collins and Chair Clemens were called and recorded as voting yes.
The planning board’s recommendation advances the request to the city commission, which must consider annexation and any associated land‑use and zoning changes before final action.
