The Mendocino County Subdivision Committee on July 10 approved four coastal and inland boundary line adjustments and continued a fifth to Aug. 14 after committee members raised questions about a structure that appears to span a proposed new lot line.
Committee members approved a coastal boundary line adjustment reconfiguring two lots near Fort Bragg and three additional adjustments affecting parcels in Philo, near Willits, and within the Brooktrails Vacation Village. The committee continued one case in Philo to allow staff and the applicant to clarify whether an overhang or storage structure crossing a proposed new line will be removed or otherwise addressed before the boundary line adjustment is completed.
Committee staff recommended approval for each item except the Philo case, which staff asked to continue to allow follow-up with the applicant. During discussion, a staff member noted a small acreage discrepancy on the Fort Bragg case and Environmental Health and transportation staff raised questions about existing structures and future subdivisions in the Philo application.
Boundary line adjustments approved - B 20240031 (Roger and Janice Moore, agent Forrest Francis): Planning recommended approval to the County Planning Agency with the conditions in the staff report. A staff member noted the acreage estimate on the tentative map changed by 0.14 acres; no further department objections were recorded. The committee voted to recommend approval.
- B 20250014 (Bruce Lee; Richard and Marilyn Wood): The request moves about one acre between two lots southeast of Willits at 18342 and 18500 Mariposa Creek Road. Planning recommended approval with standard conditions; the committee voted to approve with those conditions.

- B 20250016 (Robert Ruiz): A voluntary merger of two lots in Brooktrails Vacation Village at 24097 and 24081 Willow Lane. Planning recommended approval with the same type of deed note; the committee voted to approve with that special condition.
Continued item - B 20250013 (Gary and Virginia Island; agent SHN Consulting): This boundary line adjustment in Philo (8750 Highway 128) would reconfigure three existing lots; staff noted that Parcel 2 is planned for later subdivision into three parcels. Transportation staff raised concerns after observing an overhang or storage structure that appears to extend across the proposed new lot line. Transportation advised that if the structure remains, the committee should not approve creating a new property line through a continuous building. Planning recommended continuing the item to the Aug. 14, 2025, Subdivision Committee meeting so the applicant and agent can confirm whether the structure has been removed or, if it remains, what mitigation (including possible demolition) will be required before completing the boundary line adjustment. The committee voted to continue the application to Aug. 14.
