The applicant, architect Sid Parekh, said the team reduced EIFS coverage and added masonry and aluminum paneling to meet the development standards; staff noted the project stays within the 50% maximum EIFS allowance on the Elder-facing facade.
A nearby homeowner testified about noticing limited public notification and expressed concerns about proximity to the house, stormwater runoff and noticing practices for development approvals. The applicant and staff responded that stormwater retention will be handled on-site as part of public-works and building-permit review and that drainage, grading and retention details will be reviewed during permit processing.
With the staff-recommended conditions and the clarifications that drainage and grading will be reviewed and permitted by Public Works, the commission approved the application on a roll call vote. The approval leaves standard follow-up tasks to building and public-works permit review to verify drainage retention, landscape and final material samples.
