Design Review Commission approves larger canopies, sunshades for CWI building at 3150 W. Main St.

The Boise City Design Review Commission voted to approve a revised canopy and sunshade proposal for the CWI building at 3150 West Main Street, adopting the project findings and conditions from the May 16, 2025 action letter as modified by updated submittal documents dated June 3, 2025 and July 9, 2025.

Caitlin, planning staff, summarized the item and noted the commission's prior May 14, 2025 approval required the design to return to a public work session for review of a revised canopy. Applicant Robert Busan described the updated design: canopies increased to roughly 5 feet deep, additional canopies wrapping the Whitewater/Main Street corner and projecting sunshade louvers along the west facade to add texture and shadow at pedestrian scale.

The staff recommendation was to approve the revised submittal with the previous conditions and findings carried forward. After a brief public hearing with no online testimony, a commissioner moved to approve the application per the May 16 action letter, modified by the June 3, 2025 submittal and the July 9 work session discussion; the motion was seconded and passed on a roll call vote. Recorded yes votes included Dimple, Aguilar, Johnson and Gesrick; no negative votes were recorded in the hearing transcript.

The approval carries the earlier conditions and findings; the commission did not add additional requirements during the July 9 hearing. The applicant and staff may proceed to finalize construction documents consistent with the conditions and the approved canopy and sunshade details.
