The Canton Township Planning Commission approved a modification to the Rusty Nail Lounge site plan at 43845 Ford Road allowing a reduced interior parking‑lot landscape area of 261 square feet in lieu of a previously approved area.
Planner Patrick Sloan told the commission the site’s southeast corner currently has a roughly 20‑by‑20‑foot asphalt pad where original plans showed 12 shrubs. The applicant proposed planting required shrubs in an existing landscaped area east of that parking row instead of cutting into the asphalt area.
Sloan said the zoning ordinance’s parking‑lot landscaping standard generally requires 25 square feet per parking space, which for this site would equal 1,500 square feet, but the site previously received a reduction to 633 square feet. The new requested omission of the southeast‑corner area would result in a final interior parking lot landscaping area of 261 square feet; Sloan noted the applicant still intends to plant the trees and landscape materials shown on the revised plans.
Staff recommendation and authority: Township staff recommended approval pursuant to section 5.07 of the zoning ordinance, which gives the planning commission discretion to modify landscape standards when appropriate. Sloan noted the southeast corner is buffered and the requested change is limited to a corner of the site and therefore unlikely to affect visibility from the right of way or adjacent properties.
Vote and outcome: The planning commission voted to approve the requested modification; the motion cited the revised Rusty Nail landscape plans and referenced planning application number 057DIR7893. The motion passed unanimously.
