Moffat County OKs home-based business and additional-dwelling conditional-use permits

Moffat County commissioners on July 8 approved two conditional-use permits following a public hearing: a home-based business application filed by Stephen Hampton (C-25-05) and an additional dwelling application filed by Thomas and Amy Segura (C-25-07).
Candice Miller, planning and zoning coordinator, presented both applications and said notices were sent to adjacent landowners and legal ads ran in advance of the hearing. Miller told the board Hampton’s proposed home-based business would not produce additional neighborhood traffic, would have no signage or storefront, and would rely on standard carriers such as UPS and FedEx for deliveries. “The business that he will be operating will not produce any additional traffic in the neighborhood,” Miller said. She said no adjacent landowners raised concerns and the county planning board had recommended approval with no conditions.
For the Segura application, Miller said the additional dwelling would meet required setbacks, would use the property’s existing address, and the family plans to continue hauling water for the new unit while finalizing septic work with an engineer. “The additional dwelling is intended for a, home for a family member,” Miller said. The planning board had recommended approval of the Segura application with no conditions.
No members of the public testified for or against either request during the hearing. After closing the public hearing, commissioners moved and seconded motions to approve both conditional-use applications; both motions carried with affirmative votes.
The approvals are recorded as conditional-use permits C-25-05 (home-based business) and C-25-07 (additional dwelling). No special conditions or permit modifications were included in the board’s motions.
