The Cleveland Planning and Zoning Commission approved zoning clearance for two shipping containers to be placed temporarily at 55 West 40 North to hold household goods while the owner builds a new home.
Alyssa presented on behalf of her father, Richard Olsen, explaining the containers are 8 by 40 feet each, 9 feet 6 inches tall, and will be placed behind the future home on the lot. Commission members reviewed a plot drawing showing the containers set back five feet from the side and rear property lines and located behind the front of the future house. The commission found the proposed placement meets the town’s setback requirements for accessory structures.
Staff said they had checked with the building department and were told no building permit is required to place shipping containers (the containers are being stored, not used as a habitable structure). Commissioners approved the zoning clearance and asked staff to obtain the owner’s signature for the file the next time he is in town; staff said they would make a copy of the paperwork and accept the signed form later.
The approval included a condition that the containers conform to the setbacks shown on the submitted plot drawing. Commissioners also discussed methods for ensuring the applicant receives the required paperwork and signed acknowledgement for the file.
