Planning commission approves mobile smoked-meat business license for Dale Hulse

The Cleveland Planning and Zoning Commission approved a business license for applicant Dale Hulse to operate a mobile smoked-meat business during its July 2 meeting.

The action clears Hulse to seek final licensing from the Town Council; commissioners discussed zoning and administrative next steps and asked the applicant to bring required zoning paperwork to the council meeting the following night.

Commission members noted Hulse’s operation is mobile and that his house will serve only as a delivery address, not a customer-facing location. Chair (K.) confirmed the commission does not expect on-site customer parking or permanent signage at the house. Hulse told the commission that deliveries and supply drops will use his home address and that he will set up at off-site locations when operating.

A motion to approve the business license was made and seconded; commissioners voted in favor and the motion passed. The commission asked Hulse to complete the zoning portion of the license form and to attend the Town Council meeting the following evening, where the council will complete the licensing process. Staff said the commission will hold the submitted paperwork until the applicant appears before the council.

The approval was procedural: the commission verified that the business is mobile, that the house will function only as an administrative/delivery address, and that no on-site retail or customer service at the residence was planned. The commission did not impose additional conditions in the meeting record.

The applicant will appear before the Town Council the next night for final licensing action. The commission’s file will include the zoning form and copies of the submitted application.
