Dangerous premises officer Bergarian Bridal reported the owner, Sharon Peters Real Estate Inc., and contractor Monica Leos had provided a scope of work, proof of financing and had pulled a reroof permit on June 2 and a residential repair permit on June 26. Bridal said a pre‑board conference had occurred and that staff verified the property was not eligible for historic designation.
Photographs shown to the board documented missing ceiling drywall, exposed joists with water damage, separating floor tiles and holes in an added rear room’s roof. Bridal said the owner had provided a scope of work and financial proof and that permit activity was underway.
Owner Sharon Peters told the board she purchased the foreclosed property in September 2023 and described efforts to secure, mow and clean the lot and to address vandalism and homeless encampments. Peters said her contractor had obtained required permits and that a full repair timeline was estimated at 90 days, with the contractor saying exterior repairs could be completed sooner.
Board member Dwayne Nelson moved for repair with a 90‑day deadline and a requirement that all required permits be obtained before work begins; the motion included a staff status report every 30 days. The board approved the motion 5‑0. Staff will monitor progress and may adjust enforcement if additional time is justified.
