Board orders demolition of fire‑damaged home at 4147 Sunrise Creek Drive

The Building Standards Board voted unanimously July 3 to demolish a vacant, fire‑ and water‑damaged home at 4147 Sunrise Creek Drive.
Dangerous premises officer Cynthia Santana told the board the house, built in 1985 and located in Council District 2, had no water or electrical service since 2019 and showed extensive roof, framing and siding deterioration. Santana said the Office of Historic Preservation found the property ineligible for historic designation and that no scope of work, financial proof or engineer report had been provided before the hearing.
Santana presented photographs and a timeline of inspections and mailed notices dating back to December 2024. She said the roof had multiple holes, interior ceiling and wall collapse, and debris that created egress hazards for first responders. The property’s accessory structures and a garden arbor also showed significant decay, she said.
A local attorney, Claudine Espinosa, appeared on behalf of lienholder MidFirst Bank and asked for additional time while the bank obtained repair bids; she said MidFirst had only learned of the hearing the day before and was seeking bids. Espinosa said MidFirst was making efforts to evaluate repair options.
After staff and counsel spoke, the board voted 5‑0 to order demolition within 30 days and required that utilities be cut, the site be secured, and the property be cleared of trash and debris. The staff will coordinate next steps with the bank’s local counsel and the code officer handling the case.
