City staff said the TMAPC voted 9–1 to recommend the amendment. "He already has some users on the medical buildings," a planning staff member told the committee, citing active discussions with potential tenants and the developer's intent to begin phase one soon.
The committee heard standard concerns tied to introducing commercial uses — traffic and neighborhood impacts — but staff said outreach with nearby neighbors generated support letters and few objections. The developer also described a broader master plan that would allow multifamily development on adjacent parcels in later phases without requiring subsequent rezoning requests.
No final council action was recorded in the committee transcript; staff said the matter will proceed through the formal council process following TMAPC's recommendation.
