Planning commission approves home-occupation permit for Oasis Construction at 789 East 80 North

KAYSVILLE, Utah — The Kaysville City Planning Commission on June 26 approved a conditional use permit allowing Oasis Construction to operate as a Major B home occupation at 789 East 80 North.

Staff said the business would install prefabricated pools and perform general construction and renovation work off-site; no clients or employees are expected to come to the residence for services. A business representative identified as Todd attended the meeting; the property owner, Jake Burton, was not present.

Staff member (filling in for Mindy) told commissioners the property would be used primarily as equipment storage and staging, with materials and construction activity taking place elsewhere. “There are some pieces of equipment that would be stored at the property — truck, a skid steer, a mini excavator, and 2 trailers,” the staff member said. Staff reported the applicant committed to keeping stored equipment behind a gated backyard fence and out of public view, and that some equipment is used out of state during winter months.

The staff member also said the city would not issue a business license until required state licensure was in place. The representative said he was not the property owner but was present to answer commissioners’ questions.

Commissioner discussion did not raise objections; one commissioner characterized the application as straightforward and consistent with existing regulations governing equipment and materials. A motion to approve the conditional use permit was made, seconded and passed by the commission.

The commission did not add conditions beyond the standard requirement that the applicant comply with city code and complete any required licensing before a business license is issued. The permit decision allows the home occupation to proceed provided the commitments described by staff and the applicant are met.
