Rios Brewing seeks permit for alcohol sales and indoor live entertainment at IKEA Place suite

City staff told the Planning and Zoning Commission on June 23 that Rios Brewing Company has applied for a specific-use permit to operate a restaurant with alcohol sales and indoor live entertainment at 1015 IKEA Place, Suite 500.

The property lies in Planned Development District 294 and is surrounded by retail and restaurant uses and a future Topgolf site. Staff said the tenant will operate Monday through Sunday from 11 a.m. to 11 p.m., with live music and DJs only on weekends and only inside the restaurant. Staff recommended approval per the Development Review Committee with conditions that operations comply with the Texas Food Establishment Rules and local food-service ordinances, and that no live music be allowed outdoors. Staff reported six mailed notices and no returned responses in favor or opposed.

Commissioners asked for clarification about the meaning of "amplified" music and whether outdoor music would be permitted; staff confirmed amplified sound refers to electronically amplified music and reiterated the recommendation that no live music occur outdoors. The applicant and tenant, identified in staff remarks as Mr. Rios, is expected to be present at the public hearing to answer operational questions.

No action was taken during the staff briefing; the SUP will be considered during the public hearing portion of the commission's meeting and may be forwarded to City Council depending on the commission's recommendation.
