Staff said the existing fence appears to sit roughly 15 feet from the building set back line and that, under current rules for corner lots, fences closer than the building set back line may be allowed as close as 10 feet if they are non‑opaque (for example, wrought iron). The applicant’s exhibit shows a solid “Hollywood” style fence, which staff noted differs from the non‑opaque fences typically allowed closer to the street.
Staff displayed site photos and a lot plan showing the proposed fence alignment. Commissioners and staff discussed a mature tree near the planned fence location; staff said the applicant intends to enclose the tree within the fenced yard rather than remove it. Staff also explained that the face of the adjacent lot becomes that property’s front yard and that lot orientation affects setback rules.
